What happens when I move in?

  • The move-in date for all properties is August 7th, unless otherwise indicated. You must pay your first month’s rent prior to occupying the unit.
  • Once you get settled in, one of the office staff members will be by to walk through the house with you to record the property conditions and note any maintenance needs. All non-working light bulbs will be replaced at move-in — after that, replacement is the tenant’s responsibility.
    • Where do I get keys to the house?

      • Locks are changed for each new group of tenants. Office staff will make arrangements with you to meet for key exchange.
        • Where do I pay rent?

          • Make checks payable to Frank Gomez.
          • You may drop off or mail rent to 4601 Barclay Lane, Tallahassee, FL 32309. Rent must be received at the office by the 5th of each month.
            • When is rent due?

              • Rent is due the 1st of each month, late after the 5th of each month.
                • Do you charge late fees?

                  • $25 late fee assessed for rent received after the 5th of each month
                    • Do you have returned check fees?

                      • $15 assessed for each returned check
                      • If a check is returned to us after the 5th of the month, you are also responsible for the late fee
                        • How do I turn on my utilities? How much will I pay?

                          • Unless otherwise indicated, the tenant is responsible for turning on and maintaining utilities.
                          • Tens of thousands of people are having utilities turned on in this city during the month of August. Do not wait until the last minute to schedule this service. If you do, you will be without electricity and water for the first few weeks of your tenancy. Go to http://cot.speedpay.com to turn on your utilities online or view other options. This page also describes the required deposits.
                          • Utility bills will vary by consumption. However, you can estimate what your bill might be on the City of Tallahassee Utilities website by viewing the payment history of a particular address. The link is included in the Useful Links section of this site for your convenience. You can also see your garbage collection schedule and pay your bill online, among other services.
                            • What do I do when I have a maintenance problem?

                              • You may always call the office to report a problem or ask a question, 850-893-9221. Also, you may submit a maintenance request from this site. The link is also available on the homepage.
                              • Maintenance issues are handled as quickly as possible. Barring unforeseen circumstances, problems are usually addressed within 48 hours.
                              • Be sure to call, or submit the form, as soon as you notice the problem. If a part has to be ordered, or a service person called, it is best to begin that process immediately. Some service personnel may not be available on the weekends, so do not wait until Friday to notify the office of your problem.
                                • What is the best route to school?

                                  • If you are not from Tallahassee, you may want to take the time to learn your area of the city. Places that seem far from school may not be as far as you think — there are lots of short-cuts and alternate routes that may save you time. Of course, the best route will vary with time of day, and even time of year.

                                  • Also take note if your house is near I-10. The interstate is often a quick alternative to reach other parts of town
                                    • What if I do not have transportation?

                                      • StarMetro offers free rides to FSU, FAMU, and TCC students with valid student ID. A link to the StarMetro website is provided in the Useful Links section of this site. The StarMetro site offers bus schedules, campus shuttle schedules, as well as a point-and-click city map showing detail of all bus stops. StarMetro also offers programs for state employees and low-income residents.
                                        • What happens when I move out?

                                          • You are required to be moved out of the property by 10 a.m., July 31st, unless otherwise indicated.
                                          • To receive a refund of your cleaning and damage deposit, all requirements of the lease agreement must be met satisfactorily. Any refund will be paid to the party who submitted the deposit.
                                          • Within 15 days of your move-out date, you will be mailed a claim notice detailing the items being claimed on your deposit. You must respond in writing within 15 days of receipt of the notice if you object to the claim. Within 30 days, you will receive your refund less any damages claimed. If no damages are claimed, a full refund will be mailed within 30 days of vacating the unit.

                                            • Can I stay another year (renew my lease)?

                                              • We would love for you to stay another lease term, provided there were no substantive problems in the initial lease term. Just notify the office of your intent to stay in the house as early as possible, and by January 31st.
                                              • We will mail a renewal lease to the addresses on file, and hold your deposits until the end of the new lease term.
                                                • I am an out-of-town parent, and I am concerned about the quality of the house my son/daughter wants to rent. How can I be sure?

                                                  • These are the highest quality student rental houses in the area. Frank Gomez, owner and builder, designed these houses with the students in mind. They are well-built, well-maintained, and backed by 30 years of general contracting and rental management experience.                                                     • Do you accept housing assistance (Section 8)?

                                                      • We have a long-standing and amicable relationship with the Tallahassee Housing Authority, and list many of our quality units with the agency. There are restrictions on the rental rate for housing that may exclude some of our units, but we are happy to work with you and your case worker to find an affordable, quality house, when units are available.
                                                        • How do I find the school zones for a particular location?

                                                          • A link to the Leon County School Board website has been provided for you in the Useful Links section. The website provides the capability to search by address, or you may view all of the zones in a map format.
                                                            • What is your mailing address?

                                                                • Do you allow pets?

                                                                  • The listing for each house will indicate whether pets are allowed at that location. There is a non-refundable pet fee where pets are allowed.
                                                                    • What are your leasing requirements?

                                                                      • One year lease term only.
                                                                      • One lease per house, each tenant responsible for one equal share of total rent.

                                                                        • If you're a student:
                                                                          • • Parents must sign lease
                                                                          • • Submit all tenant names and contact numbers, with parent names/phone#/address for each tenant
                                                                          • • Leases will be mailed to parent address -- return signed lease in enclosed envelope with copy of parent driver license, social security number (no credit check), and deposits
                                                                          • • Deposits -- all tenants' deposits required to secure property (remove from market)
                                                                          • • Security Deposit -- One month's rent, held for lease term and applied as last month's rent
                                                                          • • Cleaning and Damage Deposit - $200 per person, held for lease term and refunded according to lease requirements

                                                                            • If not a studen:
                                                                              • • Fill out reference form indicating contact info, employment and rental history
